Let’s just start this off by saying if you rent with Sundance you will 100 percent loose you deposit.
I moved into one of their houses a year ago and in order to get approved I had to double my deposit, so $4,700 for deposit and $2,350 first months rent. I lived there only a year and paid the rent on time every month, I kept the house clean and in good condition. When the lease was almost up I opted not to sign another year lease and gave my 30 day notice. I used one of the cleaning companies Sundance recommended and had the carpets cleaned professionally, I even touched up paint and cut the grass. Now god forbid you get Kim as your property manager because she is horrible person, likes to belittle you and talk to you like you’re a child! She did her “inspection” after my move out date and said “the house looked terrible” so I had the cleaning company come back a second time to clean the stuff she mentioned. She also said the toilet was broken (which it wasn’t), had to repaint 9 walls, replace lights that weren’t broken, more yard work that was growing over from the neighbors yard and also re caulk the bath tub that looked the same as it did the day I moved in and replace a door that wasn’t broken.
Since all this was done after my move out date I had to pay extra rent and pay $250 for each utility to be turned on for the time it took the maintenance people to fix things she claimed were broken. Out of $4700 deposit I received $700 back! They used my deposit to improve the house on my dime. I asked for pics before I moved in and after I moved out and they would not send them to me.
I asked for receipts of the things they said they replaced and they would not give them to me either.
Im sure Sundance with chime in and say otherwise but I have my pics the day I moved out and text history with Kim.
Needless to say I am talking to my attorney and taking this to court.

Save yourself the headache and rent from a different company because Sundance will rob you!

The entire leasing process has been super easy from submitting our application, to getting approved and signing the leasing paperwork. Love the app; some companies aren’t using an app for their residents and it is super helpful! Wonderful experience so far. 🙂

I don’t often leave reviews, much less a positive one, but I went out of my way to ask where to review Sundance because my experience as a homeowner was outstanding. After working with a very subpar property manager for a year it was such a pleasure to work with Sundance and their team of professionals for the next 7 years, and surprisingly at a better rate than the other company. Specifically Ashley Williamson was always very helpful, and expeditious no matter how trivial the issue. Their web based user interface is useful and easy to use, I never heard a peep from my tenants, never had to worry about finding a tenant, I always heard about any storm from Sundance before even the news, tax time was a breeze, money was in my account promptly, thanksgiving day pipe burst handled with a simple approval text, and all at a very fair rate. Can’t recommend them enough for your property management needs. Easy choice!

I needed to get into a new place asap, and out of all the rental companies In the fort Walton area Sundance was the only agency willing to work on last minute move emergencies as well as having my back when getting last minute utilities activated on a weekend. So far my rental experience stateside has not been great but now I feel like I’m with a comfortable agency that cares for its customers with Sundance. The team that deserves a shoutout is Rick the property manager, April at reception, Kat in maintenance, and Jessika working the contracts! Definitely an awesome team!
