This place is old, junky and unsafe for children.
The first thing you see when you open the door is a dirty sink top, presumably waiting to be taken to the dump. And it just gets worse from there:

⁃ It’s SO dirty: every piece of cookware or eating utensil needed to be cleaned before use because they were covered in food. Walls were covered in dirt and there were even clear boot footprints on the wall. There were cobwebs and dust in every corner. We found treasures left from past guests including many choking hazards for children such as beads, tiny screws and old skittles. And you better hope something doesn’t roll under the bed because it was was a real treasure trove. Even found a toiletry bag from a past guest.
⁃ Supplies were limited: They have enough beds for 7 guests and have 3 bathrooms, but only had 6 bath towels, 4 wash cloths, 1 dish towel, 5 mugs, 5 forks and 3 proper drinking glasses leaving us staggering showers and meals so that we could clean in between.
⁃ Things kept breaking: Thermostats were finicky and often didn’t work. The tub doesn’t function (stopper popped off. Refrigerator leaks water
⁃ Hazards for children everywhere: so many cords everywhere, toxic cleaning chemicals under every sink
⁃ Manager is slow to respond, and at times non responsive: we reached out ahead of time to see if they had a pack n play and he never responded. We complained that the thermostat wasn’t working (in the middle of the snowiest winter Mammoth has ever had) and he responded 3 hours later with a non-helpful response. Luckily, it magically turned on an hour after our original message. We requested more towels and he said he would drop them off (after long period of silence), and then never did.

Owner was very responsive to a couple of questions we had after we arrived. Unit was clean, a bit sparsely kitted out but really everything we needed. Balcony looked out on forest. Certainly met our needs (5 aged mountain bikers), also reasonably priced as 3 bedroom units are not common in the Mammoth area.

Our cross country team stays at Lakeview Villas every year. The location is great central to everything and close to the Village. The rooms are spacious, parking is great and kitchen is well stocked. The only thing I would suggest is having the carpets cleaned more regularly.

We enjoyed our stay overall, great location to the village and all that I mentioned for 2022. This time the coach and chaperone cabin#27 for our team had about 50% of the lightbulbs that were burned out in each room including the porch light. Some window and door latches were also not working properly. The floors and carpets were dirty. I am hoping it was due to a rough winter and not being able to having as much access and product availability in the Mammoth area to make repairs. We will stay here again, but just hoping these items are addressed by the time we return this time next year.

I’ve been staying at Lakeview for years. It recently changed how they rent out and Blake is new, but he’s been great to work with and very responsive and helpful. The units are all a little outdated but they provide exactly what you need - kitchen, bathrooms, rooms to stay in, mud room for your snow gear, easy parking and a close shuttle stop that goes to Canyon. Not to mention it’s walkable to the Village. Each unit is pretty good to share between two families. Some units have bunk beds which is prefect for kids. Very family friendly! We stayed in unit 16 this time and a closet was open that had board games which was great! We will come back for sure!!

Blake is the best! My family had the best time even though there wasn't a lot of snow this early in the season. The place was so comfortable and the amenities were always clean and ready to go! The great thing is we were only a 5 minute walk to the Village which my wife and kids loved. I would highly recommend the these condos to anyone who wants to have a good time and great memories!

Our go-to spot in Mammoth. We have been staying at Lakeview for over 15 years.
Great location - walking distance to Village. Easy access to food.
Units are perfect for 2 families to split. Kids can all sleep in bunk rooms allowing parents to hang an enjoy.

The Lakeview condos #15 this year was not as well maintained as other Lakeview condos we have stayed in previous years. The condos here are all nice but… the front door keys did not work, the washer and dryer did not work, and the rec room was locked when it rained and would have been nice to use, due to «water damage ». Unfortunately, these issues were not addressed while we were there.

Front door parking.
Always always clean.
Bonus we were able to bring the dog.
I will definitely bring the family again.
