I purchased a home in Lehi, UT in 2023. After an insurance inspection, questions were raised about legal property boundaries verses existing fenced boundaries and the underwriters required clarification. Being new to Utah, I looked for a highly-reviewed surveryor in my area. Tyler and Highland Surveying were highly recommended. I thought "Highland Surveying" was in Highland, UT (right next to Lehi) but in fact, Tyler had to travel from Ogden to do the survey. I'm very happy that I used him.

There were two major issues Tyler had to resolve. 1. There were multiple existing surveys that conflicted each other. 2. The neighbors' fence (relying on and old subdivision plat and incorrect survey) was 8-12 feet into my property. While this was an honest mistake, this is what the insurance company was worried about--they did not want to insure property that I did not control.

The fence issue was discovered when Tyler retraced the property using existing landmarks/stakes from when the original surveys were done. There was a calculation error in later sub-division that affected the boudaries. So there were conflicting stakes, boundary legal descriptons, and plats.

Here's where Tyler earned my full endorsement. He could have easily just given me the correct survey, filed it with the County and let me deal with the issues discovered--but that could mean a lengthy legal process and/or dispute with my neighbors who are good people with whom I desire a good relationship. Instead, Tyler contacted the prior serveyors, presented his evidence, arranged a meeting among the professional surveyors, and got everyone to agree that the new survey was correct. The prior surveyor set up and veriried Tyler's work--to the fraction of an inch. This took a lot more of Tyler's time than a survey would normally take. With my agreement, Tyler did bill me more than we originally agreed upon, but he was very reasonable and I would definitely work with him again.

Tyler and Highland Suveying went beyond industry-standard service to resolve complex issues that could have presented a real headache to me. As a result of Tyler's high-quality work product, attention to detail, and commitment to his client's positive outcome, my property rights are preserved, my home is insured, and my relationship with my neigbors remains cordial. For these reasons, I give Highland Surveying and Tyler Harper my highest recommendation, without reservation.
