I wasn't getting along with the property manager I had before Tony. It seemed like the manager was working for my tenant and against me. Tony has been tremendous to work with for the last 4 years. He keeps his cool and stays professional in emotional situations, but he also has a heart and isn't a mindless corporate drone. Great human being to work with. His staff does a good job too. It's hard to find a manager like Tony. Once you find him, you don't want to do business with anyone else.

I am having an extremely hard time with my move in with this company from out of state. It has been incredibly difficult to communicate but after reading all reviews, I see that I am not alone. It seems they spend more time defending themselves than actually providing a solution. I will refrain from sending more info and photos until they provide an actual solution for safety of tenants. I’d also like to add, I do not think they represent the owners well. As I do not believe the owners are aware of the way they handle their properties and the condition they are maintaining them. It is unbelievable what they charge. The house was not clean at all when we arrived. I have sent no less than 15 work order requests via email, phone calls and even spoke with the broker. I have requested a call with the owner via the broker. After being told the leasing office will not accept any more calls or emails regarding the work orders. Most importantly being a gas leak that is in my home with no ventilation . Identified by Okaloosa Gas on 2 January. All documents sent to All American Realty. It is now 13 February and not remedied. Today I received a note on my door- while I was working from my home office for a “three day notice to pay rent or deliver possession”. I do not owe any rent and have proof from the portal and bank account. This for the “”cleaning fee” to move in. Which I denied in the first week upon arrival as it was not clean. So what do I now? This has taken more time and energy then I’ve ever thought necessary for being here for a little over a month and on work travel for over half that time. Shame on you All American Realty.

This is a business, and their only concern is making money. An absolutely horrible experience where half of my deposit was taken AND THEN they charged a 20% markup. Horrible treatment towards their tenants, they do not care and will not listen. Charges for forced credit support. Charges to pay for their website. Charges for air filters THEY DON'T DELIVER. Again, it's a business, they are focused on money. Rent somewhere else, do not use them. They offer empty apologies and "we want to make it right" language. You want to make money. Period. Their walkthrough prior to making move-out claims reported 1-2 small issues. The real problems came afterwards. It’s a gimmick. They want money. Renter beware, rent elsewhere.

I second the unprofessional review that was previously mentioned. This team came highly recommended only to show us (Veterans) a completely opposite side. I have email traffic showing where we, as owners, had to reach out on a few occasions to ensure various things were getting accomplished. I say, definitely conduct thorough research when choosing a property manager.

They will try to take every penny of your deposit. They'll charge an extraoridnary amount for a cleaning fee, and then you'll move in and wonder what the cleaning fee was for since the house was so dirty. Look elsewhere if you are looking for a business to rent from. I wouldn't recommend any service members rent from them because fighting for your deposit back (which they charge 100$/hr to change lightbulbs once you move out) from across the country is pretty tough.

Update on the worst leasing office I’ve ever dealt with: now that we’ve have moved out they sent us a list of fees we owed after they took our entire deposit, over half the fees were fradulant stating we requested lock out help and replacement keys that were never requested for over 250$ that we didn’t replace our filters when we did, and that we didn’t have our utilities in our names when moving it, which we legally had to have even to move in?7 days prior We’ve been through family loss and never got our objection letter in and I cannot believe the scam artist I’m dealing with. The amount of fees they’ve falsely claimed on our residency is beyond me. Worst leasing office I have ever dealt with.
Do not sign a lease with these people until you’ve Inspected every square foot of the place you’re buying/renting. They will screw you with hidden fees for cleaning then not clean the apartment at all but because they have an “invoice” makes the job or home clean somehow oh and you’re paying $500 on top of first months rent and a deposit for this “cleaning” they do.you can requests a deduction by the leases terms but even with proof they will deny so you’ll have to take legal action if you want anything done. They will blatantly ignore all your requests and allow a property that has major safety concerns and issues be moved in to. They are only money hungry. This is by far the worst customer service I’ve received as well where they will do a walk through of all your concerns then say they don’t see a problem at all. They are rude, irresponsible, sly and money hungry. If they have construction crews expect shit to be left in your brand new “cleaned” toilets and the house to be a mess. If a simple walkthrough was done of the property which they admitted was not done on a phone recording, many of the issues I as a tenant had to report, to toilet valves being broken, to mold in the tubs and faucets falling off, blinds broken, doorbells not functional the whole list could go on, but no walk through was done and we are now forced to deal with it ourselves. If I’m paying $500 for a cleaning service to be done on the apartment I expect to have at least the floors swept, mopped and the surfaces cleaned but to all American realty it just means money in their pocket.
Mold & termite damages were repaired but a request for certified mold testing to be done to prove no mold was still present in the home as a safety concern was ignored as well.
